- list your home in classified newspaper advertisements
- place yard signs around your neighborhood
- rely on word of mouth advertising

- Make sure your first asking price is within range of the appraisal. Also, it's smart to ask around. Check to see what other homes in your area are selling for, keeping size and condition in mind.
- Lure buyers in with basic improvements and upkeep. If you can make even the smallest improvements, you will generally see a solid return on your investment. Even a paint job or replacing an old appliance can attract potential buyers. Also, remember to keep your home spotless for showings. Clean homes are attractive to buyers and could be the defining factor in setting your home apart from others in the neighborhood.
- Be flexible. Schedule as many walk-throughs as possible. If at all possible, make yourself available to interested buyers.
- Don't price yourself out of the market. Make necessary updates to help sell your home, but don't over-extend your budget.
- When negotiating your asking price, make sure there is clear communication between what the buyer is expecting to gain in the sales transaction. Do they expect you to include closing costs, specific repairs, or any other fees in the price? Don't paint yourself into a corner because you weren't clear on what your asking price includes. You could lose a sale if you aren't clear from the beginning.
